I've had more female tenants than male tenants try to intimidate me ;) I've found some women use worse language then men, too.

I'm told term "executrix" is archaic and sexist by my female attorney associates) If executor friend has opened probate and has interim powers to sell (or encumber) then she is responsible for any and all contractual agreements that she has entered into in her fiduciary capacity.If the shoe were on the other foot and you were Mr Real Estate Agent and performed your job but the seller/client did not, you'd feel that you were owed something. 

Alpha female who is always right and even wants to dictate rental payment amount as she sees fit.  

For example, in my business (probate) my demographics run with a very heavy female bias.

Its like the Female who is going to change the man... when in fact nobody can really change anybody.. same with these situations no one can change them they are what they are the returns are what they are because they are bscially the highest risk deals you can do and to entice people to take the properties off their hands they need to be priced this way. 

Another thing I would insist on is having females live in the house because they are generally less messy and less prone to parties every weekend."

If there is a male [and female] in the home is there more likely to be holes in the walls, kicked in doors, etc?  

Works out for them, and depending how long they stay, works out for me because I get even more money.Also, both female and male cats can spray.

I've worked with investors for about 13 years now & I've transitioned into coaching & inspiring female real estate investors this year.  

All I had to do was get a set of washer hoses and 2 brass fittings from Home Depot (1/2" female 3/4" male) and hook it up. 4 gallons is enough for a load of laundry.
