I'm told term "executrix" is archaic and sexist by my female attorney associates) If executor friend has opened probate and has interim powers to sell (or encumber) then she is responsible for any and all contractual agreements that she has entered into in her fiduciary capacity.If the shoe were on the other foot and you were Mr Real Estate Agent and performed your job but the seller/client did not, you'd feel that you were owed something.

Its like the Female who is going to change the man... when in fact nobody can really change anybody.. same with these situations no one can change them they are what they are the returns are what they are because they are bscially the highest risk deals you can do and to entice people to take the properties off their hands they need to be priced this way.

All I had to do was get a set of washer hoses and 2 brass fittings from Home Depot (1/2" female 3/4" male) and hook it up. 4 gallons is enough for a load of laundry.
