I would suggest if you had not already to put some of your money into a ROTH IRA (maximum is $7,000 per individual) and invest in VTSAX.

I suggest buying real estate inside of and outside of your IRA or better yet qualify for a Solo 401k then you don't have to worry about UBIT on leveraged real estate.

I'm curious to know how often property managers actively suggest value-add activities for properties (ie, building an ADU, remodeling, buy-fix-hold opportunities etc etc).
