@Michael BennettI would only recommend google sheets(googles, excel,) if you are proficient in using its functionality.

While many recognize me for my proficiency in technology and my knack for sales, my true calling lies in the realm of real estate.

We've tried both Upwork and Fiverr and a few others but always faced the challenge that we had to invest a ton of time educating VAs to reach higher levels of proficiency and efficiency. 

The point is that there is MUCH less chance of more than 2 in 5 tenants giving you problems at a given time than there is 1 tenant not just because of the numbers but also because when you have more rentals you'll become more proficient at screening tenants and managing the properties. 

So since I'm proficient in Photoshop I figured I'd design my own business cards and flyers to cut down on cost.

Hey @Joval Mathai, Not sure where Zillow pulls its data, I know www.greatschools.org is one of the main websites that uses proficiency to grade schools (how well they score on the yearly assessment scores) and also some weight is given to the schools growth scores (how well they are at furthering students scores). there is an interesting article/video by vox on all this is if want to learn more: https://www.vox.com/videos/201...hope that helps!
