So i hired a property management company to take over while I moved away. the tenant moved in in May. my first repair bill was for $447.02 the next bill was for $734.32 that was for home depot to pay for the first repair bill. found out that the 442.02 was for labor only.

Not a bargain IMO, as I’m not sure what the market value would be as a tic. 1- it’s really tiny, this isn’t HK, Singapore or even Manhattan and not a lot of tiny units trade hands in SF. 2- it really depends on things like the entrance to the unit, garden space, etc.  

There are jobs that I wouldn't mind grabbing somebody standing around the Home Depot parking lot for.

Right now, I have about $6800 in credit card debt, another $6000 on a Home Depot card, and a $21,000 personal.

The more established contractors typically order their material directly through contractor sales reps, as opposed to making daily trips to Home Depot or Lowes.

Home Depot does a lot of classes too, so keep that in mind

Get some nice adirondack chairs, but nicer than the $18 ones at Home Depot.
