REOs always need wok, and many are overpriced for the condition and time being vacant.The low interest rates and the mortgage forbearance has reduced the volume of foreclosued properties, but as time goes on there should be more REOs hiting the market. 

Add the monthly cost of keeping the website fresh and updated for SEO, adding new content to keep prospects coming back, and when volume warrants paying people to answer live calls and filter through the calls.  

In reference to finding the best contractors, I highly recommend networking and getting to know high volume investors in your area and asksing them for recommendations.

As for the value-add, I would manage all guest communications, pricing, listing, and other daily responsibilities, while also having a on-site team for all properties.
