But I do separate my materials and labor bid, i was trained that way, and my template will always look like this:Flooring xxx sf Material x,xxx Labor xx,xxxNote: Finish floor material limited to $3/sf, add at cost if more than.In case the client wants a $5/sf of actual tiles, they only need to add $2/sf.

On the bidding site it has a link to the property appraiser site for the “lot”.......100sf“Northerly 1’ of lot xxx”An aerial showing the strip as a red line (the site shows lots perimeters in red)“land value $50”“No building”In addition the bidding site page tells you “to do a title search, no representations made....”There are also boxes you have to check off to enter the bid site telling you there are no guarantees, talk to an attorney, etc.

You can do a percentage like @John Underwood mentions or just spell it out in a dollar amount or both - 'On June 2019, base rent will increase by 3% -($100/mo.) and the total amount due thereafter, including the month of June will be $X,XXX.'
