He likes the seller finance as his siblings are all financial stable and my primary contact does not want the additional capital gains on his taxes.The home is currently only tax assessed for $75k, but I know with the improvements completed his asking price of $92k and willingness to work with me on seller financing it is well worth the full ask of $92k .

I recommend title insurance especially when the title is messy because a it's a sad day when the vendee makes the final payment and finds out that not only is access only via a prescriptive easement lets say, but the vendor shares title with five siblings all of whom need to sign a deed.

It's interesting that some siblings from the same family want us to keep their dealings with us private, then again their father is VERY anti-REI.

Sometimes it's as simple as talking to them, telling them you will lose the home if they don't pay rent or you won't be able to afford your mom's heart surgery and your younger siblings will be homeless.You can serve them a 3-day Pay or Quit, even if the courts are closed.

That makes most sense to me as his #1 priority is seeing they all sell and that there is NOTHING 0 for the children to fight over...although siblings always seem to find a way.
