No, we were not exclusively using that agent, we saw a house, scheduled a tour, & she was extremely dishonest about the state of the house. 

So despite the fact this seems dishonest at the surface, I don't believe it's breaking any rules.

Had two contractors so far, one was dishonest and kept asking for money , the other has not been able to get it work done in timely manner and I just want to get it done and sell it or STR it! 

Contractors unfortunately can sometimes have a bad name to them...namely "Dishonest" as some just don't complete the work and can run off with your money.

Landlords not accepting the 50% rule are mostly being dishonest with themselves.

It's the dishonest people looking to make a quick buck with little effort who are hurting wholesalers. 

Go read some of the posts in the "wholesaling" forums and note the number of idiots that admit via their own posts how dishonest they are.

It makes it hard for honest people; the laws are in favor of the criminally dishonest. 

That is dishonest.
