I'd definitely say you need to plan on additional expenses upfront such as: permitting fees, extra holding time if there are permitting issues, all the little things in the drawers and kitchen etc, hot tub, amenities such as toilet paper, spices, laundry detergent, dish soap, shampoo and conditioner etc. - stuff you need to restock and have on hand.

It would have been nice if she would have shopped for soap, TP, etc. but I preferred to be a little more hands on.

M F in C Class in CA still has a rental value of 0.65-0.8 which is an 8-9% cap rate so you have more NOI compare to SFR.

Once you have the grease out of the porous surface (maybe use a surficant like dish soap with a scrub brush, and let it sit, then hose it off--a few times).Just my 2 cents.

Cleaning Items - Toilet paper, paper towels, laundry soaps, or other cleaning supplies will NOT be supplied.

Ex: small bottle of dish soap, a few hand towels for the kitchen, sponges, pledge wipes, maybe a small Candle or a Glade plug in. 

I’ve always hated those tiny bars of hotel soap that barely last a day.

Wouldn't it be nice to have coffee in the morning, shampoo and soap, sugar for coffee, idea's for things to do, etc...Imagine if you have a family, having a crip, toys, things to bring additional value.
