I've heard that Cordorva, Bartlett, parts of Midtown / East Memphis are "hot" and up and coming neighborhoods that droves of people are moving towards.Comparing it to NYC, Brooklyn and the Bronx have become very "hip" and "gentrified" the past couple of years.

Using that logic, when we expanded outside of Brooklyn, NY, we chose Austin.

Have you looked at Brooklyn (a neighborhood in Portland)?

The subway ride from Borough Park or Flatbush in Brooklyn to Penn station NYC is over an hour. same trip takes under 40 min from Newark.
