Hi BP,What are some of the best improvements (interior/exterior) you can do to your properties during the fall/winter time? 

Marsay is debating whether to BRRRR, or if the market has now improved enough to Sell outright.

Would placing LVP be considered as an improvement or I can claim it as a repair when replacing very gross, stained, smelly carpet with holes in it and a rough subfloor (not possible to refinish)?

A potential solution is I take out the commercial loan on the property with my finances and credit allowing me to do so and she rent from me potentially in the future setting up a lease purchase or even flat out purchase when their credit improves. 

@Matt Duckworth I always tell people that improving the lighting is a quick, inexpensive way to bring a unit a fresh look.

I believe this is a never ending process and that the goal should just be continuous improvement.

Keep yourself organized and strive to continue to improve your agreements and always be brave and responsive with your tenants and your properties.

It sounds like their is opportunity to improve that monthly revenue.
