Hey, Ladies and GentlemenI need some advice, I came across some land that I can get at good price, it’s good location and over acre for about $12k-15k.

I called the auction house and one lady there specifically remembers the particular sale and stated they 100 percent had a copy of the power of attorney but do not anymore because after years pass, they no longer have to keep documents.

He said he has the following issues with it and hasn't taken good care of it the last 15 years he's lived there (also built in 1977):- rotted wood all throughout the roofline- brick wall venier on one side of the house is falling apart- sheet rock in many places needs to be replaced- cabinets have never been painted or stained- carpet is over 20 years old- linoleum floor in the kitchen and hallway is yellow and peeling up- walls haven't been painted in 15 years- septic issues- a couple of leaks in the roof- possible insect / termite issuesSupposedly a lady has offered him $80,000 for it. 

I met this lady that is looking for a partner for her business.

This lady needs to sell her primary home. 

This lady has withheld submitting the offer until she gets her commission figured out.

This is just what the country recrods dept told me, maybe the lady didn't know what she was talking about.

Apart from the MLS, it's each man for himself (ladies, too!).

Accept this guy at your own peril because I don’t care if he donates blood at the Red Cross helps little old ladies cross the street and volunteers at the local soup kitchen the guy is surely going to give you problems !!
