BUT, as part of the PSA, we’ve requested the seller assigns us the builders warranty (at least for 1 year).

If it is your 1st rental loans you should look at Fannie or Freddie rental products you just need to use a warranty deed to transfer them into your personal name for the closing and then transfer them back post closing.

Clearly you're just getting started and you have some valid questions.I suggest as much education as you can. 

Also you don’t have to deal with callbacks or warranty of you let the GC and or subs supply materials.

As part of this process, I'm planning on doing some research into potential properties and look into the high-level metrics that I care about (purchase price/rent, cap-rate, etc.) to help filter the list of potential properties to look into.I'd love to get a second pair of eyes/opinions on my research to help validate what I'm seeing.

@Zachary Caudill you will get a lot of advice on here, and all if it is probably valid.

I personally have home warranty's on my property for this type of disaster scenarios but even they will not protect you fully most of the time. 

@Tanaya Fisher I would give her a check that way any issues-warranty, delivery etc are not on you.
