If it is your 1st rental loans you should look at Fannie or Freddie rental products you just need to use a warranty deed to transfer them into your personal name for the closing and then transfer them back post closing.

I personally have home warranty's on my property for this type of disaster scenarios but even they will not protect you fully most of the time.
