Depending on how large of a mortgage you carry, its still possible (but getting much harder) to recoup your entire annual carrying costs with a four month rental (usually January - April).... thereby reducing your management stress and wear and tear. 

Refi'ing during the BRRRRR process can be very stressful if you haven't thought it out ahead of time.

I have no regrets and low stress knowing I will at bare minimum break even with that $500 per month cushion from the original numbers.
