Hello, I am currently looking for a property manager referral in the Houston area, there are so many out there its hard to narrow down the best.

@Account Closed just because you've had bad experiences with property managers (how many have you tried?) doesn't mean everyone will. There are a lot of bad property managers out there, just like there are a lot of bad renters. The key is knowing what a good property manager looks like, screening them until you find a good one, and then holding them accountable when necessary. Most Landlords hire a PM without actually reading their PM agreement (if they even have one) or investigating their qualifications, policies, forms, reviews, etc.

Can a Landlord manage their investments better than me? Some can. But I manage nearly 400 rentals for 200 different Landlords and can show you how the vast majority of them are making more money after paying my fees than they did when self-managing. Not only do they make more money, their time is free, they don't have to stress about anything, their properties are better maintained, and their tenants are happier.

You should consider starting a thread to explain your experience so others can learn from the mistakes you made or the red flags that could have stopped you from hiring a bad PM. That would be more useful than simply bashing an entire profession.
