While anything is possible and a carpet cleaning job could potentially take multiple days to complete and involve large fan/towel/dehumidifiers, I would suspect it would be less probable it was just a routine carpet cleaning. 

I was recently injured at work, and spent the last two months attending PT 3x a week and routine DR.

Something like that would need to be in a lease agreement.The best thing you can do around here is to lay down some commercial vinyl flooring, put some real wood wainscotting up, get a carpet with a 10 year warranty, move that laundry away from the water heater, and do a 3 month routine inspection.

We may like to offer again in a couple of months, however, our current realtor seemed uncomfortable and reluctant to present our original offer because she wanted us to offer more.

That gives you your routine expenses for a long term rental property and assumes a nominal amount of vacancy.

Keep at it, keep working, try something new, different, and maybe uncomfortable... you'll get there.

Have you moved in and out of places routinely? 

If you do that you can be sued or have damages awarded against you by a judge.If you are uncomfortable with all of this then you might employ a local eviction attorney where the property is located to work through these issues properly on your behalf.

Typically residential inspectors won't give a cost to cure - it's not what they're paid for and I've found they're uncomfortable even giving a ballpark estimate.

Just makes me uncomfortable.
