In addition to understanding ARVs I have implemented some fantastic software for my company that has all the built in metrics that allows me to create ARV reports in a snap.

I had one rental in Baltimore which is built in 1956 and is insured with Allstate. 

Is it necessary to know as much as possible in a particular town or area before investing?

I cannot think of a single area in town where there isn't significant demand for rentals.I'm local so if you want some specific advice or help please reach out, I'm happy to help.Unpermitted additions often are not an issue if the construction is done properly. 

I have a commercial lot located across the street from a Large Grocery store  HEB, in a smaller rural Texas town.

Now that I am a Realtor in Colorado, I am also required to disclose that on my listings as well that I have an ownership stake in a property in the advertisements.I also have not really seen a difference with the tenant's treatment of me as the property manager vs being the owner except one time a tenant did try to pressure me into paying for a silly upgrade saying that as the owner and I could afford it and the $100 month rent increase should pay for the new ceiling [The upgrade was to re-texture the whole ceiling of a 1000 sq foot apartment because it had swirls and minor hairline cracks (built in 1920) and this tenant did not like the swirls -- changing the swirls would cost thousands and not result in any more rent]

Hello Kyle, I'm currently renovating a house built in 1892 with a concrete foundation and it a brick house and it is structurally solid. 

I'm from out of town, and currently in escrow purchasing a 4-plex in Columbia, SC.

I also have been able to find a few off-market deals by driving around town and contacting owners through the county tax site.
