But you also need systems and knowledge in order to operate the property.

Just curious, but usually a pension with that kind of value belongs to someone who paid into the system long enough to be vested (usually 5 years or more).

The HOA Declaration of Trust it states the following:  "No unit owner shall make any addition, alteration, or improvement in or to his unit or any portion of the common areas and facilities to which he has the exclusive use, which may affect the appearance, structure, or mechanical systems of the condominium, or which is otherwise restricted by the Master Deed without the prior written consent thereto of the Trustees.

If not I’d look into househacking using an FHA loan with 3.5% down I know prices have gone up in Orlando but still seem reasonable versus a lot of markets .Do you have any savings currently ?

If the house needs work, or even if the systems are aging, I add this to my initial purchase price for the calculation, plus a contractor's price margin for the hassle involved. 

Interior Paint, floors, hvac system and roof all redone with in the last 6 months.
