The Lessor shall not lease or sell any units within the Building, Shopping Center or Property to the following user(s): a) Adult video/Adult entertainment stores; b) Abortion offices/facilities; c) Alcohol/Drug rehabilitation offices/facilities; d) Off-track betting establishments; e) Offices or entities that sell, barter, trade, buy, or dispenses marijuana, for medical use or otherwise; or f) Probation/parole offices.

I use Cozy too, which has some advantages (automated payment each month) and disadvantages (slower to transfer the money than Zelle or Venmo). 

I know that less people means less renters, but I just want to be in an area that is a little slower.

I would be bullish on good housing near the hospital/medical center as those places will drive nurses, techs, etc other solid income tenants.

Some folks like going slower and having the peace of mind that despite the ups/downs, they're fine because they have no debt.

Since I am 60 years old I have more to offer with my age and experience in construction and real estate.I found BP about 19 months ago while I was medically recovering and looking for something that is more flexible because of my physical condition and my jobs of working for others and  doing the 9 to 5 regularity.

The higher the number, the slower the pay back and less the cash flow.... and while it's true that the locality does not DETERMINE the CapRate, the commercial rental properties in an area will all have a CapRate of some kind.

I'm also wary of what I see as a rising bubble in an already pricey market, and a middle class economy that is growing much slower than housing prices, if at all.
