Here's a topic we don't see a lot about: is your CPA depreciating your rental property faster than the 27.5 year life of the structure by breaking out elements with a shorter life like flooring, roof, furnace, etc?

Scope of rehab included: - 3 new kitchens (cabinets, counter tops, appliances)- 3 new bathrooms (flooring, vanities, toilets, bathtub surround)- Refinish 1500 sq ft of hardwood floors- restructure garage- new roof- replace furnace and service 2 other furnaces- replace 27 windows- replace kitchen and bathroom flooring (used Home Decorations LVP Flooring)- Paint walls, ceilings, trim (used Sherman Williams Agreeable Grey)- landscapingAfter our full renovation we went 16k over budget.

Unit 1 - Painted throughout, installed new floors throughout the downstairs, replaced appliances, kitchen cabinets, the bathroom vanity, the majority of the light fixtures, and the old dirty light switches and outlets.Unit 2 - Replaced water heater and rangeOther - Repaired roof, added some foundation supports, and added curb appeal by painting the patios/doors, replacing porch lights, and putting new house numbers on top of the paint What was the outcome?

Every wall was a neon pink and i painted that gray color as well as removing the also bright pink carpet from every room for the laminate flooring.
