There is another property for sale near your family's property that is on 5+ acres with a remodeled rambler on it listed at $565,000. 

We just recently completely gutted and remodeled a home and would like to explore the idea of it but do not know where to get started.

I currently own a personal LLC from which I accept payments for house remodelings I do.  

However, you then say that over the past 2 years, the SFH has appreciated by an additional $65k (either due to your remodeling or general market appreciation or both).If you hold on to this investment, you really are passing up the opportunity to extract $100k (omitting transaction costs and income tax due for simplicity).

I have been in the house 3 years but now the kitchen and bathroom NEED remodeling and it is NOT cosmetic (there are several seemingly expensive problems I can't fix myself!

As a new realestate investor is it a good thing to go to a Home Remodeling and Repair Program?

Is it possible to use those funds towards completing the remodel?

Have a hard time finding 203K approved contractors for a home remodel.

I'm looking for a Home Remodeling and Repair training or construction management course.
