@Andrew Jessup It's extremely common for the family trust to initially own the real property and then to transfer ownership into an LLC for additional liability protection, with the LLC owned by the family trust. 

I have $30 k in savings, no auto or student loans and excellent credit.

Other than perhaps property taxes, turnover is generally the biggest single operating expense you will endure as a buy-and-hold real estate investor.

I'm curious about anyone having challenges with getting loans or additional credit without a "home". 

Also, when you receive the final ALTA, make sure the seller credits you the security deposits he received when those tenants moved in. 

Hello, if I have a HELOC on a primary home and I move out to convert the house into a rental property, do credit unions/bank typically have an issue with that? 

Though he is “professional” Real Estate Investor and Realtor, I am neither of those categories.
