They may work temporarily but remember that unless sealed very tightly water can easily get under them during a heavy rain storm and they protect...nothing.Brave enough to climb up on these roofs? 

Be sure to add "Personal Injury coverage" to protect against Liable, wrongful entry, etc.If you have not registered the house as a two family, be sure to let the agents know that so they can make sure it is not an issue at claim time.  

Additionally, the ownership of multiple homes can better protect your portfolio from non-paying tenants, downtime from repairs and other issues that may create a vacancy on the property.

The question becomes, what level of umbrella coverage (Policies are sold in $1,000,000 increments) are you comfortable with and whether or not the added protection of the LLC is worth the cost at that point. 

Sure it suffered due to COVID, but you want to buy when there is distress.

It provides a bit of protection.

I’m not buying any property without title insurance to protect my claim to the property.

I don’t have a specific deal yet but want to know what kind of protection we should put into place.

This keeps management engaged and incentivized to protect the investment when things get difficult.

A LLC would protect you to an extent but also show as a red flag to landlords that they would not be able to collect as easily which could scare many off.
