In addition, even if it were a long term lease that was month to month on a SFR in Riverside, there is no tenant protection preventing proper notice to vacate for any reason that the LL desires.

Rural was more competitive (seems weird to think that utility companies might compete with each other...) and didn't cross over a resident's land who wanted to put in a 12" pipe (entirely unnecessary, but he was planning that my paying for a bigger pipe would benefit him if he wanted to sell his bare land as single family home lots in the future.

Strictly speaking, for tenant monies (like refundable deposits) you should set up a separate account to prevent commingling.If it's rents and bills, I don't have a problem with using one account - AS LONG AS YOU HAVE A GOOD ACCOUNTING.
