I wouldn't be selling in this market personally, so if you don't sell the SFR and you really want to do this, a DSCR cash out refinance on the triplex, or a hard money 2nd is your only option to get the liquidity needed to make this move.

For example, if you are primarily networking in person, messaging potential leads on LinkedIn, or active in real estate groups on BP or FB etc., then the website is a point of reference, but isn't as important as the experience and credibility you give off when talking with owners/real estate investors.
