I ran 19yrs with 3mo lease carryover m2m and most stayed multiple years - - one even 8yrs.You problem is not the length of the lease but the poor quality of tenant screen.and btw: 2/1 apts rent at 1000-1500/mo and in hot areas like SF, 2500-3000/mo.

Except maybe a real estate license as the only differentiator there...I'd be looking at several grand in expenses and then ongoing commissions (I know some do flat rate, speaking in a general sense), simply for a broker to manage some paperwork.
