I've considered it renting it out by rooms, but that won't help either.

Generally by looking at the listing pictures and reading the remarks I wanted to weed out properties that you could say had $5k-$10k of capital improvements invested into them between when they were sold in 2017 and then sold again in 2022.

So, when a CASH purchase offer came in, it had a good possibility of being accepted even if it was (theoretically) 50% less than “creative financing” offers. 

Easier ways I do this are using a site like rentometer.com - which is a subscription service that provides market rents by address with comps OR using zillow and/or craigslist to see what rents are in the area/zip code.

IMHO they are the worst properties Vegas has to offer although they have tripled or quadrupled in value in the last 10-15 years, that was the play, not the cash flow. 

They might be thrown off guard by saying I'm going to charge them more rent for their own built out. 

It’s usually the smaller or local insurance providers that offer the best coverage and rates.

We are trying to sell two identical buildings separated by an enclosed courtyard.  

Just a suggestion by the way. ;-)

Also I wouldn’t lower the sales price by more than 30-60 days holding cost.
