So hoping to network with some local folks who have purchased multi's while also interested in learning more about flipping (I am a huge fan of "Flip or Flop") and how I can best learn and dip my toe initially.

As I started talking about it with folks, things were turning up.  

If some off the wall company gives a POF, the local folks may not accept it, they want known depositories or securities brokerage firms they recognize, not Tree Top Finance.

The wacky homeless folks that hang around your block are interesting or colorful when you are a carefree 23 year old...

I know some folks are leery of section 8 but if that doesn't bother you than this may be prime deal for you.

Realty folks will use comps instead of the cap rate method for valuing the property.

What do you folks look for in an investing group?  

Surely if simple folk like myself are worth one vote, then the Josh Dorkin's, Steve Babiak's and Brandon Turner's of the world are worth like 10 votes.
