One attorney I talked to said Dodd-Frank applies to Rent to own, Lease Options, Lease purchase, and Selling the beneficial interest of a trust - anything that is not strictly a rental will require vetting financial qualifications using a mortgage broker including the 43% debt to income ratio.

He's very open to a Lease Purchase, but needs to know the property will be maintained well & got a little skittish hearing I was an investor who may possibly sublet.I'm considering this:Let owner know I'd guarantee his 1850/month, with a mutually benficial purchase price after 3 or 4 years of me leasing, & tell him right away I'd market for a sublet leaser, on 1 year terms, and collect a 5% Option Payment upon signing, of which I'd split with the owner, with a purchase price for the tenant about 20-30K above market value.

I talked to both Modern American (mentioned above) and the National Real Estate Insurance Group (http://www.nreinsurance.com/ - one of their owners posts regularly on BP) for a commercial policy for 5 of my properties in the midwest.I ended up going with Safeco (owned by Liberty Mutual).
