I always make existing tenants fill out an application to rent after I close.

My cell phone doesn't have this option, but maybe it's an application that could be added.I've not experienced a challenge regarding a photo for documenting status of move in or move outs and I also take photo of apartment door partially open showing unit number.

Section 8 possibly (although I'm not sure if there are requirements that those candidates must meet that will keep this class of applications from being affected) and lower income rentals.  

It's everything that comes after that especially with foreclosures, or worse, short sales: wading through seller specific documentation and the often times tedious website offer submission process, closings delayed due to title issues, repeated trips to the property for inspections, appraisals (if applicable...) etc and all the correspondence that goes along with that.I have left showings before actually glad the buyer had no interest in the property so I could cut my losses at that one showing and move on.  

Sometimes a tenant who doesn't qualify will get someone who never intends to live there to help them with the application process.

Cap rate does not apply to a 4 unit, it is only applicable to 5 units and greater. 

Whenever I have had my own problem tenants when I look back there were signs of neediness or trouble during the application process.

Please help with recommendations or if you can point me in the right direction to find tenant applications and other forms like that possibly on this site.

It usually includes their physical address and the information written on the application form by the P.O.

Applicants who have purchased a home before are not allowed to use the voucher for another house.
