I did get a better understanding of fiduciary rresponsibilities of an agent and some of the legal technicalities of what creates a legal and binding contract.We were repeatedly told by the instructors that they are here to get us to pass the test, not to teach us how to be good or successful agents.

When I say "basics", they do go into detail in many areas, however they are fond of the mantra "Instruction - not Education" and basically want you to act on the instruction you have to take you to the next step.

For 2016, even though 1065 instructions excludes LLC with no income or claimed deductions from filing requirement, I am worried that if I do not file it, will I get a larger penalty.

Then you sign mutual escrow instructions that allow the down payments to be disbursed only after you sign over a trust deed to be recorded later (2nd td) for each of the properties.This way you are still securing them with the properties but escrow will handle the recording of the 2nd td per the instructions.

I would disagree on so many levels about this recycled myth, suggesting someone start by wholesaling (especially in Southern California) is a near certain instruction on how to waste several thousand dollars, their time and likely cause them to end their entry into real estate investing due to failure.
