I work with a bunch of experienced investors and almost none are marketing to foreclosures and the ones that are have innovative strategies to find them and the ability to close them.I fear you'll get a foreclosure list, market to it, get some calls from people you can't help, and then you will have wasted that money & time.  

Used an exterminator, since we had time and the contractor doing the rehab would be told of the days that the exterminator was going to "bomb" the place.As this problem has grown in attention, some innovations have come along.

But I'd *love* to hear thoughts on remote door unlocking technology, like via apps and such.

I spent 15 years in the technology industry before I was lucky enough (in my opinion, people under-estimate the role of luck when it comes to success) to be able to "retire" from that industry; in that time I had 2 mentors, and I owe much of my career and business success to them.

We utilize various forms of technology to collaborate seamlessly with our clients and rarely have issues.If you are set on using someone local, search the BP forums for investors local to you and reach out to ask for a referral.

There is no magic the "new innovative spin" they put on it.

I am 100% technologically capable of putting together a very large piece of education (all found free here on BP and other areas) that could offer a very comprehensive fundamental package to people. 

I'm sure there were more than a few newbie senators that got taken on a fourplex in Jericho because they thought that prices were too high in Rome :)This time it is no different, and technology and tools can only take you so far as a newbie without scale.

I do think there are lot of innovations that are coming here, especially with the panel technology, battery storage, power delivery etc, where you could find ingenious ways to save costs and pass some of those cost savings to the tenant.

Automation, technology, the net, robotics, now Artificial Intelligence are taking jobs away at a rapid pace.
