You're right that there are a lot of these larger properties being built, I'm assuming with institutional money or big investors, but there are a lot of smaller ones--I think if I didn't have our current property going into contract, then I would find a broker that has good relationships to find off market properties.Maybe to most it seems Phoenix is too pricey, and in my eyes it's definitely made me wish I'd gotten in here 4-5 years ago.

Opening a separate LLC will reduce the "type" of liability that is inherent with the types of investing you are doing, and obviously reduces that liability because the investments are separated.It would be a good idea to find an attorney, preferably one with real estate investing experience,  and have the attorney look at your situation.
