My suggestion is to focus on getting a property an LLC is not important if you only have 1 or 2 properties it become important when you have a good sized portfolio that you need to protect.

This is important because it also improves the attractiveness of your listing and increases bookings.

This is very important because the contractors will not be paid until the work for a specific draw period is completed and the HUD consultant comes out and inspects the work.

Second and more importantly this market is going to change in the next 5 years due to point #1. 

Given you don't need to raise all the rehab costs immediately, it's an important number to know.

What features are important to you?

A majority of properties are "curb offers only" so being able to have a team that is familiar with that and has a great reputation is really important.  

Know WHY You Want it (Desire) - This has been the #1 most important step for me.
