Should you include them in your prospective Realtor search, or not include them (to avoid potential friction in the friendships)?  

Besides doing the typical title search, I suggest completing a back ground search on the company (including the state and local jurisdictions to ensure all licenses, taxes, and fees are up to date.

You can do a few things.1) Search on BP for locals in Benton or AR (whatever works best for your case) and connect with them2) Register on meetup and find local REI clubs that way and join them.

You can also search Craigslist for other local wholesalers here who can bring you cash flowing properties below market value.

Love the new app format and UI, but where is the search bar??

I've been searching for years on how to get out of the rat race and stumbled onto BP on YouTube a few weeks ago.

But, like most places, got to be patient and search for that golden deal where all the numbers align and work. 

I understand that RE is local but this could also be the beginning of fear spreading throughout the country.Couple things I found interesting:1.I did a search for housing market (Neutral search) and all posts on the 1st page were negative about the housing market with all of them recent articles.
