Lately a lot of folks have joined the game and started sending out other wholesalers properties with an extra fee attached. 

You'd be surprised how many providers can talk a good game over email, but can't facilitate a tour, stop communicating when it comes to actually showing you their properties.

So now its time to play the hurry up and wait game, which is fine with me. 

I'm hoping to buy properties near my new location since im just starting out to play it safe.

However, the loan amount that I will be taking out will be based off of the property price and rehab costs(90% of each will be a loan and 10% will be my skin in the game).

It’s making running the numbers a big guessing game and it’s quite frustrating!

While this type of housing is somewhat expensive for most investors game plans, anyone who isn't interested in investing for strong cash flow and immediate ROI can certainly do really well here.

Comps do play a major factor in dictating the valuation of the property but like he mentioned, comparable cap rates is what is a large factor which boils down to the rents you obtain.

The whole game changes for the better (lender terms, interest rates, possibilities, partnerships, JVs, OPM, etc.) when you shift to commercial (5+ units).I looked at Bryan/College Station a few times and it fell through our buying criteria having less than 250K in population.
