[Calc Review] Help me analyze this deal - BRRR Calc

Hi Everyone! Wanted to ask if you would be able to assist me in making sure the numbers on this deal look fine? I can't quite wrap my head around the cash on cash ROI of inf%.

Understand this would mean that I am purchasing the property at no money down. However, the loan amount that I will be taking out will be based off of the property price and rehab costs(90% of each will be a loan and 10% will be my skin in the game).

I originally ran the numbers with a purchase price of  ~$580K with the same rehab costs of $85K but the Cash on Cash/ROI was -6.3%/inf % so I dropped purchase price to $450K with rehab of $85K and got a +9.8% cash on cash ROI
