I would love to scoop up a turnkey cabin at a discount :) I have bought probably 25 props through auction . com auctions  ( mainly Vegas) highly competitive anytime they start the opening bid so low it brings out a lot of bidders.

My best market to sell them are through attorneys doing business and estate planning.

Yes, you will get cash-flow but appreciation is not great.

Once these mortgages are paid off and/or generating more cash flow, we intend to use them as passive income for retirement and retain the option to access the equity for emergencies.

I found a duplex that currently cash flows very well even with today's rates. 

It is still possible to have a positive cash flowing property but you have to be smart, run the numbers and hunt for the right deal.

South Florida is amazing for appreciation but I know in most areas especially Palm Beach, you will see little to no cash flow.
