I did look at Newark section8 site and did notice the $1400, but I also did a search on the MLS and noticed that 1350 was the avg 2br rent without an extended DOM. 

I extended closing, making my life a tad bit difficult.

I will be signing up a new tenant this week and am trying to do all I can to protect myself in the event this eviction mortarium is extended and my tenant decides to stop paying. 

I currently PCS in April 2022 but have the option to extend one year to 2023.

Also, you will need to budget moving water and electric/gas unless you have a plan to incorporate it into the kitchen somehow... say an island or extended countertop. 

Definitely don't get over extended on your primary residence.

In sterling, much like manassas you can rent out to a large family/extended family and charge them basically "per room" if you get the right tenants.

So far the contract has expired twice and we have kept extending it.
