Does anyone here have experience converting traditional office space into executive office suites?

Through the pandemic they are taking our rights away and requiring us to follow their executive orders such as eliminating late fees that are contractual agreements between our tenants and us.  

We really like investing the Smoky Mountains because the last thing you want to do is buy a property and have the laws change on your which limit your ability to execute your business plan.

I've been contacted by buyers before who executed contracts with sellers which were on personally drafted sales contracts, which stripped the buyers of their protections and heavily favored the seller.
