Cash offer closing in 20 days, line up mortgage mechanics
Hello,
First time poster - seeking advice.
Current situation:
- Primary home on sale but not yet sold (could be a few months)
- Found dream home in hot market. Had to tender cash offer. Only way to secure cash was to get a documented, low interest prommisory note loan from family.
- Cash offer accepted on new home and closing in 20 days.
- While there is no pressure to pay back the bridge loan so soon, I'd like to secure a mortgage on new property so I can start paying down the family loan with additional proceeds down the line from sale of old home.
- I've previously been pre-approved for jumbo mortgages as have excellent credit, etc..
Questions:
- 1) Can I secure a jumbo mortgage using the personal loan cash as a downpayment? or need to wait for sale of old home?
- 2) If yes on 1), can it be done in 20 days? or must it be executed after closing? does it make a difference? Should I be in a hurry or can it wait until after closing?
- 3) If no to 1), then what are my options? Can I apply for a standard jumbo mortgage loan after closing on new home and having sold the old home? What if that's 4 months later? Does it make a difference vs securing a mortgage pre-closing?
