I only lend money now.. so I never hear about the 3 T's or any of that stuff anymore and it does not matter if you have PM you still need to engage them answer there e mails their cash calls  etc etc....and being very selective were my funds go and who they go to ( lots of experience at lending ) I mitigate my down side pretty well these days.. ( now in all fairness I got killed along with a lot of other lenders back in 07 and 08) so it was not all wine and roses.:) but now with the values reset and HML or private lenders being able to set their terms better I think the risk reward is far better than owning with much less work...  

You can get a loan without working a formal job, but if you're relying on rental income it's going to be tough, and here's why.Typically when you report your rental income on schedule E to the IRS, the idea is to minimize your exposure and maximize your tax refund.

I spent a few days coming up with a application that will pull all the e-mails address from the last few days of "real estate for sale - owner " sectionIt would then send all of those folks a ( call me I want to see the house and put in an offer e-mail )I ran the program once, most of the folks that called want top dollar or market value.

I just get an e-mail when it is complete and all the reports have been run.
