@Brad Hammond Could you recommend an appraiser that's doing duplex' in the $750-$1000 range?   

I considered selling it but finding a house with similar specs puts us back in the 450-500k range and i figured a 347k loan looked more attractive, plus its a house we like.

I find apartments come in on the low end of your range, 20% is my back of the envelope calculation. 

Also look for diverse economies, I’m in Wilmington and we’ve seen tremendous growth in FinTech, Bio/Pharma/CRO and other non-tourism, non-film industries.

I'm curious if anyone here knows a ballpark range of what to expect in prices.

I specifically put in my ads the info they need to text or email me directly, which tells me if they actually read the ad or are just pushing the respond button on every single ad within their desired area and price range.

This will give you a good idea at what the median range is for most properties.
