I have a question about closing costs...I've reached out to 4 lenders and secured pre-approvals with each to compare their rates, fees, etc.For a 25% down payment with 1 point on a $200,000 investment property, they're estimating closing costs between $7000 and $8000 (which includes prepaids, insurance, etc.).

Based on my research for comparable properties using rentometer, hotpads, and craigslist this property would easily rent for $150-$200 more a month due to the current demand.Not really sure how to go about this one and any experience or advice is really appreciated.Thank you!

The two types of offers I turn down frequently are FHA and VA because the ability to close an "As is" transaction is reduced when compared to conventional or all cash transactions.

One consideration could be refinancing the current loan back to a 30-year, though looking at what you state as your current loan and compared to today's rates, I think it would actually raise your P&I.So, based on what you've described, it seems like renting it probably isn't the best approach here.Also, on selling it, you may be a bit high with an expectation of $50,000 net.
