I'd also say that having air conditioning is a huge plus, as we've noticed renters here have started to expect central air instead of evap coolers on single family rentals.

This house is centrally located between two bases.

So keeps a lid on frivolous litigation.I would be a buyer of a condo in a good central location or up and coming area.

That price was a show stopper.We are adding central air and running duct.  

Hazard insurance in North and Central Florida are closer to the $800-1200 range compared to Panhandle, South and Tampa areas can easily push $2000-3000.
