So I have walked through 30+ homes in last 4 months and put 2 offers on homes which I was outbid. 2 weeks ago I put an offer in on a home which I thought was decent. 3bd 1.5bath, 1.12 acres, property tax 1700, asking 129,900, 8k rehab (carpet, appliances, paint, 2 windows, 1 side door, some grading work around home).

Got carpet installed on my latest mobile home deal then watched the Seahawks win an amazing Cinderella come from behind game.

They home is in great condition (may need some paint and carpets).

The house is pretty much turnkey outside of carpet cleaning and some fresh paint.

The carpet was ruined.

So we spent another 3 weeks making the house really pop - granite countertops, new carpet, etc, etc. 

So I'm always at a loss for what to do with stairs.I normally use the metal stair edging for stairs that aren't showy: Leading to basements, etc because I feel that is best for slip/trip prevention, but I really like the look of stained (or painted dark brown) Treads with white risers, especially when there is no other carpet in house.Wooden stairs are less slip resistant compared to carpet or metal edging: fine for my house, but I worry more about slips/trips at a rental.Does anybody have any decent looking solutions?  

.* She poured something sticky & smelly into the carpet* She damaged the water heater* She broke the pipes coming out the wall for the shower and bathroom vanity* She stole the smoke & CO detectors* She made holes in the walls and ceilings.* She slashed the tires on my maintenance man's truck ( there was a witness )

I shouldn't tempt fate but we just haven't had any issues worth complaining about maybe a carpet stain but that happens at my own house with my kids. 

This is because in practice buildings don't fully lose their value after 27.5 years - you will have some capitalized expenses - roof/HVAC/carpet etc.
