Listing property for rent before you actually close???

I am currently in the process of purchasing a buy and hold rental. I'm slated to close the middle of February. The house is pretty much turnkey outside of carpet cleaning and some fresh paint. My question is, how so do you all post a house for rent before you actually acquire it. To me, the sooner I can line up showings the better. I obviously would be very up front with any prospective tenants about the situation and not agree to a hard move in date until the property is closed and I have keys in hand. 

What do you all think? Seem shady to anyone?
