Replace the trim boards, caulk the edge on the side where the siding butts into the trim and replace the gutter. 

Currently, if I want to identify the owner of a property, I plug the address into our local "Property Valuation Assessor" (PVA) site.

However, I took the plug and recently attended the Bigger Pockets Convention 2019 in Nashville, it was great to see how many attendees are willing to share their experience and provide help to new investors.

A couple considerations: -The back of house butts up against a dense wooded area and a creek. 

Yes, it is a condo (Mesquite Country Club) and it did come full furnished and ready to go, so it really was a plug and play for the vacation rental game. 

However, I thought this was the best way to get off my butt and jump in with lots of help... 

If he hasn't but he isn't paying, you could be 14 days from kicking his butt to the curb.Bottom line:  You are stronger than you think.

Most recently I was on the edge of buying a duplex but pulled the plug due to financing concerns killing my returns since I do not have a sufficient amount of capital to invest at the moment.
