To do it well you want to develop your own processes for dealing with every aspect of that business.

There was an ad about a bank that lets you set up multiple accounts within the same business account, so you could set up one for each property you own but only have one login, etc.

If you see a retail shopping center with one or more vacancies, hop on google/yelp/etc to find out what business used to be there (old yelp reviews, for example).

Then you'll close your BP account and go into hiding, not wanting to admit your failures and will forever curse real estate investing as just an alternative to gambling.So people underwrite to decompressed exit caps because they want to be the guy in the first example.
