I hear that you have a solid investment belt.

I think based off of your liquid capability I would urge you to fill your tool belt with options such as conventional loaning and hard money.

I design all our houses have done all the scopes of work and purchased all the materials, not a total newbie here have 60 some fix and flips under my belt so I have a bit of a clue of what it takes for sucessful out comes.

The city is rather old and definitely "rust belt" territory.

I believe wholesaling is a tool every agent or investor should have in their tool-belt, real estate is not a one size fit all industry, each seller has special needs.

Here in Pittsburgh, currently, anyone with a tool belt is a contractor and is busier than you can believe. 

Will just have to tighten the belt for a few months.Kind of a bummer, but I’ll be alright.

The belt sanders are harder to use and less forgiving if you mess up.  

With that said, while we are thorough with our modeling and have 4 units under our belt, we need some guidance and partnership to "get to the next level".
